Questions about building costs

What is included in a grey structure?

The basic build: foundation, columns, beams, roof, walls, plaster, and the pipes and conduits inside them. It leaves out tiles, paint, doors, kitchens, bathrooms, lights and other finishes.

What is covered area?

The total floor space you build across all floors, including the walls, as opposed to the plot size. Costs follow covered area, which is why a two-storey house costs about twice a one-storey one on the same plot. We assume a usual figure, which you can change to match your plan.

With material or without material?

With material, the contractor supplies everything and the estimate covers materials and labour. Without material, you buy the materials yourself and the estimate covers labour only, so you still need to budget for materials.

How accurate is this?

It is a guide for planning, not a quote. Your design, soil, basements, boundary walls, material prices and the contractor all move the real cost. For a real budget, get a detailed estimate from a contractor.

How do the rooms change the cost?

We start from the rooms a house of that size usually has, which the rates already allow for. One more or fewer changes the items it touches: another bathroom adds its fittings, walls, a window and lighting, while another kitchen adds cabinets too. Plumbing, wiring and tiles here follow the covered area instead.

What does it leave out?

The plot itself, approval and design fees, a basement, boundary walls, solar, air conditioners and furniture, unless your contractor includes them.

Where do the rates come from?

Our team sets them and updates them as the market moves, for Islamabad and Rawalpindi. Costs can differ elsewhere. The date beside the result shows when they last changed.
